A 10% gross yield on a tokenized rental property in Tampa becomes 5.8% net after: 12% property management fee, 10% maintenance reserve, 1% platform fee, 5% vacancy provision. That is the real number. Whether 5.8% is good or bad depends on the risk profile, the legal structure, and whether you can exit at a reasonable price when you want to.
